We ask for these documents because they ensure accuracy.  Accuracy = Cash FAST!  Your documents provided now makes the purchase transaction smoother, less complex, the unlikelihood of a decrease in the Offer amount, and you get the Cash for Note SOLD and Bought fast in 30 days or less!

When ready to get the MAXIMUM MONEY for your Mortgage Note, you will need the following information:

  1. Copy of Original Note (Mortgage Note, Promissory Note)
  2. Copy of Security Instrument (Deed of Trust, Mortgage, Land Contract)
  3. Pay History of your borrower (Payment Book or Bank Deposits)

  4. Credit Score and Credit Report of All Person's mentioned in the Note and/or Deed

  5. Current Valuation of the Property (Full Appraisal or Realtor's estimated Value on their Company Letterhead plus CMA)

  6. Copy of Escrow Instructions from real estate sale in which the “Contract” was created
  7. Copy of Escrow Closing Statement from real estate sale in which the “Contract” was created
  8. Fire insurance policy that insures the property
  9. Current Pictures of the Property
  10. Copy of Title Insurance Policy that insures the “Contract”
  11. ALL Borrowers' Work History, such as Employer contact information, Job Title, Length of Time on the Job, and Current Wage Amount

  1. Statement of Condition of Property and Improvements to Property by You or Borrower

  2. Proven historical ownership of property if you have owned property for less than 5 years, including valuation at Sale if known.

  3. Statement of Features of the Property and Land such as Lake, River, Stream, Acres, Pool, etc.
  4. Plans, surveys or other documents in your possession
  5. Additional information may be requested by the Buyer.

Please be sure you let your Mortgage Note Borrower know you are selling the Note and assure your Note's Borrower this will NOT change anything about the terms of the Mortgage Note, only where the payments are to be sent. Per Federal guidelines upon you receiving funds from the Sale of your Note, you must provide IN WRITING to the Borrower; the name of the new Owner, full address, and a phone number should they have any questions.
